Commissioning is the systematic process of documenting the performance of a building or system to show that it is operating in a manner consistent with the design intent and the owners operating requirements. The process includes design review, functional testing, documentation and training for building staff.
Retro-commissioning is the process of commissioning an existing facility that has never been commissioned before. This allows the owner to correct problems that have existed since the building opened, and also enables the owner to have all the systems upgraded to meet the design intent criteria.
A main benefit that is overlooked in the retro-commissioning process is having all documentation and operation manuals updated and corrected to conform to what is installed. The benefits are outstanding in terms of savings in operation and maintenance, as well as energy-efficiency. The facility will function and operate more efficiently and the occupants will be more comfortable with a building that meets their specifications.
Black Hills Energy will provide customers with a list of qualified trade allies that can conduct retro-commissioning services. Black Hills Energy's funding will cover 50% of the cost of the service, with the participant responsible for the balance.
